Greece's Golden Visa has been issuing residence permits since 2013. The product is a five-year, renewable Greek residence card for the investor and included family members, tied to a qualifying investment that must be kept in place for renewal. The card authorizes residence in Greece and Schengen short-stay travel. It is not Greek nationality and it is not a Greek passport.

The best-known qualifying route is a purchase of Greek real estate. Other Greek routes exist (including certain fund, deposit, and company-capital options), but the market still treats an apartment or house that meets the current location and size rules as the default path. Title, planning compliance, and whether the specific building sits in the correct threshold zone are Greek property-law questions. They are not Argentine questions.

Argentina, once APCI is processing files, is not issuing a renewable foreigner's residence card in exchange for a Buenos Aires purchase. Argentina's anticipated investment paths are $500,000 and $1,000,000, subject to final regulation. See the investment requirements for details. Real estate is not an anticipated Argentine path. Buying Greek square meters for a Hellenic residence permit is a different transaction from an Argentine contribution or bond that, if the unpublished rules hold, is meant to support nationality.

Schengen movement on a Greek Golden Visa comes from the residence permit. It does not convert the holder's existing passport into a Greek passport. Greece Real Estate Thresholds by Location

Greek Golden Visa property minima are not a single nationwide number. Law 5100/2024 set location and use tiers that remain the figures commonly cited in 2026. Verify the current schedule with Greek counsel and the Ministry of Migration and Asylum before treating any brochure as the filing rule.

Published residential-property tiers, as widely reported:

  • EUR 800,000 for a single residential property in Attica (including Athens), Thessaloniki, Mykonos, Santorini, and islands with more than 3,100 inhabitants. A minimum main-floor area of 120 square meters is commonly required on this band.
  • EUR 400,000 for a single residential property in the rest of Greece, again commonly with a 120-square-meter main-floor condition.
  • EUR 250,000 nationwide only for defined exceptions: a commercial-to-residential change of use, or restoration of a listed heritage building. Those exceptions are not a general "starting price" for any apartment in Athens.

Those euro amounts are purchase prices for Greek real estate that must remain the qualifying holding. They are not Argentina's anticipated $500,000 USD Treasury contribution or $1,000,000 USD 7-year government bond. An Attica or island purchase at the EUR 800,000 band sits well above the Treasury-contribution figure. A regional Greek purchase at EUR 400,000 may sit near that contribution figure on a currency-converted headline, but the legal objects differ: a Greek residence card versus unpublished Argentine nationality, a Hellenic title versus an Argentine Treasury contribution or government bond.

Greece also applies property-use constraints that have no Argentine counterpart on this site, including short-term rental limits on properties acquired for the Golden Visa after the 2024 reforms. Argentina has not published an equivalent Golden-Visa-specific short-let rule because it has not published operational regulations.

Processing is an operating Greek calendar. After the property is purchased and a complete file is submitted, the residence card is typically issued on a months-long timeline. Reported statutory examination targets (including a 2026 reform that moved permit validity to the card-issuance date) are administrative rules of the Greek file. They are not APCI clocks. Permit Renewal versus Greek Naturalization

The Greek Golden Visa is maintained by keeping the qualifying investment and renewing the five-year card. Published accounts of the program state that there is no minimum number of days that must be spent in Greece to hold or renew the permit. That is a residence-permit maintenance rule. It is not a citizenship rule.

Greek nationality is a separate track under Greek nationality law (commonly cited as a seven-year legal-residence path, with language and integration conditions). Holding a Golden Visa while living elsewhere does not, on those published accounts, complete naturalization. Years on the card without the physical-presence and integration tests that Greek naturalization requires are years of residency standing, not years toward a Greek passport. Anyone buying Greek property because they want a Greek passport on a Golden Visa brochure is mixing two statutes.

Argentina's unpublished route is the opposite legal object: nationality through investment, without a prior two-year ordinary residence period, if the decrees operate as this site describes them. The launch-date research note records that, after the April 2026 tender cancellation, application procedures and due diligence protocols had still not been defined.

Greece is processing Golden Visa applications. Property can be identified, purchased under the current location tiers, and used to support a residence-permit file at the Ministry of Migration and Asylum. The result, if granted, is a Greek residence card with Schengen travel attached to that card.

Argentina is not processing citizenship-by-investment applications. Decree 524/2025 is the legal shell. APCI has not published operational due diligence protocols or a filing portal. A Greek residence card does not become Argentine nationality. An Argentine Treasury contribution or government bond, when one can be made, does not complete a Greek Golden Visa file.
